Recapitalizations/Restructuring of Existing Ownership
A lack of available credit for real estate transactions and financial pressures unrelated to property or portfolio performance often motivate lenders/owners/operators to sell prematurely or to recapitalize on an unfavorable basis. The recapitalization or acquisition of existing ownership structures often unlocks value that is suppressed due to financial, not operating, constraints. Utilizing our financial expertise, Canyon tries to design a recapitalization, restructuring, disposition or alternative financial structure that will provide the needed capital to allow owners to refocus their efforts on managing and operating their properties. Additionally, Canyon works with owners who are in default under their mortgage obligations to repurchase their debt from financial institutions often times at a significant discount in exchange for an ownership position in the property or a pre-negotiated discounted payoff.
